We just returned from our stay in Kamena Villa. Our family had a wonderful time. The beautiful Villa was perfect for us. It was well kept and had all we needed for a comfortable stay. We especially enjoyed the pool, hot tub game room, community pool and playground. It is conveniently located near everything.
Barry and Kate were fantastic to work with. Our family hopes to return.

Barry is a very attentive owner who responded very quickly whenever we had a query. Communication on the location, entry to Windsor Hills and entry to the villa was clear and concise.
The villa is spotless and the amenities are perfect. As a family we particularly enjoyed the games room with the pool table and table tennis. The WiFi is strong and the Netflix and TV package ( included in each of the bedrooms and lounge area )provides a fantastic selection of channels for all ages including UK football!
The pool gets sunshine all day long and the loungers and seating were plentiful and comfy.
The home is in a perfect location within Windsor Hills as the club house and resort pool and other facilities are within walking distance of the villa.
We travel to Florida most years and have stayed in many villas and can honestly say this has been one of our favourites. We would definitely recommend anyone looking for a villa rental in the future to contact Barry and Kate.
We were very sad to leave after an amazing stay but I know we will be definitely contacting Barry and Kate to stay again ASAP.

Had a fantastic vacation and staying at this villa just made everything perfect, we will definitely be looking to return in the future, as Kate and Barry made the booking process so simple and they were great to communicate with.
We were a group of 8 people – 4 adults and 4 kids (ages 5 to 13) – and stayed for 7 nights at this property during the week leading up to Christmas. We had a great time and would love to come back again. The property is very well furnished and maintained like new. It is inside a gated community so it was very safe. The pool was the best part of the stay – the heating was very good and the kids had a lot of fun. The garage had a full size ping pong table and foos ball table that we were able to use when not at the parks. The Nintendo Wii in the garage was not working but we did not have much time for it anyway. The kitchen has all the appliances we needed plus some tupperware that we were able to use to take food into the parks. Magic Kingdom and Hollywood studios are just 15 mins away. There is a Walmart and gas station just 5 mins away from the property that was very convenient for us to get groceries and fill up at the beginning of the day. There are many restaurants near the Walmart as well. Barry and Kate were very responsive all through the trip and also accommodated my request for early checkin and late checkout. Though we didn’t need to use them, it was nice to see they had extra car seats and strollers available for use – every little thing was thought for carefully. I would recommend future guests to keep aside a couple of days to just enjoy the property, the pool and the clubhouse inside the community. Thanks for making this a wonderful trip for my family.

Perfect location just a short drive from the gates of Magic Kingdom and the resort style pool and water park are an added bonus for the days away from the parks. Barry and Kate were also very responsive and answered all our questions promptly. We will definitely be back!

Just home after 3 weeks in Orlando. Stayed our first 2 weeks at kamena villa. The villa is fantastic all bedrooms ensuite, great pool and jacuzzi. Safe home with pool alarm and fen e which was important to us with a child with special needs. The kitchen is fully equipped with everything you would need. Windsor Hills is gorgeous great pool which is heated and clubhouse. The guards on the gate to the community were very friendly. It’s in a great location to Disney and shops and restaurants. Kate and Barry were fantastic to deal with and even bought a Christmas tree for us to use during our stay. Owners and management team very responsive to questions.

We stayed for two weeks in first half of July. A great place, clean, roomy, great pool, 4 large bedrooms with plenty of room for our teenage girls and all their shopping. A lovely dining area and breakfast bar. The place was very clean when we arrived and we were very pleased with our stay. The whole resort is well kept and we felt really safe as anybody entering the resort had to go through the security gate. It is not far from the parks and all of the shopping areas and the attractions. A lovely place that I can recommend to anyone.

What an amazing villa. We stayed June1-8 and from the time we booked we have nothing but great things to say about how efficiently Barry and Kate responded to every question/concern we had.
The villa is amazing! Check-in was quick and easy and upon entering the villa we were so impressed with how clean and up-to date it is. Everything you need to have a great vacation has been thought of. Beds are very comfortable, plenty of linens, wonderfully equipped kitchen and ample space to relax both inside and pool side. The gated community is conveniently located to the Disney Parks, , shopping and fine dining.
Overall we had a great experience and would love to return at some future date. I would definitely recommend this Villa to family and friends.

Wow! What can I say, this house is absolutely fantastic! We arrived on 1st May 2018 and spent 14 amazing nights at this Home.
As people who tend to not do the parks every day, and enjoy spending time in the villa also, our choice of villa is always quite important to us.
This villa is Perfectly positioned for the parks, any closer and you would be staying onsite, a beautifully kept, very safe community – we felt safer during our stay here than we did in any of the other communities we have stayed in.
The villa itself is immaculate and beautifully furnished, in particular I loved the children’s room theming – our son felt so at home here as the bedding in the nautical themed room is the same as his at home.
Every little thing has been thought of, we came prepared with plastic plates, cups etc for our children and were so surprised to find them already in the cupboards! The beds were amazingly comfortable and i am very fussy about beds, though slept amazingly here.
The games room was a huge hit and we spent a few evenings in there playing for ping pong champion with the children before bedtime, then my husband and I would head outside and sit poolside watching the Disney Fireworks! Yip, you can see the fireworks from the pool terrace and the sofa in the living room.
Kate & Barry were absolutely fantastic to book with, the whole process was so friendly and simple. We contacted them after a day or two to add pool heating, and it was arranged and on within a few hours.
We would have absolutely no hesitation in staying here again and I have already been in touch with a view to returning next year! I will be recommending this beautiful home to friends and family who will be travelling to the area.

Couldn’t have picked a better location to nearby restaurants, supermarkets and Disney World. Owner very attentive and quick to help with any queries. Access into the Villa was also effortless. We have just come back from spending 3 wonderful weeks at Kate and Barry’s beautiful villa. The information given to us before our arrival was invaluable, and helped us plan some extra special activities near Cocoa Beach. The villa was well kitted out, and having the large TV in the lounge with Netflix made a huge difference when being away for 3 weeks. We enjoyed many blissful hours in the pool, often watching the ‘wildlife’ which included a daily visit from one huge white bird (have no clue what it was). The Windsor Hills community areas were beyond our expectations, and we particularly enjoyed the small cinema in the complex. Though we did not visit the Disney parks, they are very close by, instead we went to Universal Studios and their water parks which took about 15-20 minutes. We can highly recommended this villa as it was clean, spacious, comfortably furnished and we loved the fridge with cold water and ice cubes. This was our second visit to the villa and we saw all the improvements Kate and Barry had made. The kids loved the massive amount of films on offer, the games room and of course the pool which we had heated.
The villa is less than 10 mins drive to the Disney parks and there are so many restaurants close by. Kate and Barry made us feel very welcome and were always on hand for any queries we had.
Our family has spent the last 5 out of 8 years in Florida for our two-week spring vacation and we’ve stayed the last 3 years at the Kamena Villa. We keep returning not only because we truly enjoy the area but because the owners (Barry and Kate) and property management company for this villa in particular are just a delight to work with each year. They are very responsive and attentive during the booking process and during your stay if anything is required.
We are a family of 5 with three children under the age of 9. Given the ability to cook your own meals, stay in a secure, clean and very well maintained villa like this keeps us coming back each year.
The villa itself is situated in one of the most popular areas for vacations homes (Reunion) and the Windsor Hills Resort is a great community with plenty of amenities. Staying in this villa in particular is great given it is always spotless, has a large pool and jacuzzi, plenty of patio room, activities in the house for the kids and you can see the Disney fireworks each evening.
As always, its always difficult heading home after an enjoyable, relaxing stay at the villa however we already look forward to booking again next year.
Highly recommend this villa in comparison to others that we’ve had in years past.

We have stayed 15 days at this Villa – 7747. Everything worked perfectly. It is very close to all the Disney Parks, 10 min to Hollywood Studios – you can listen and see part of the fireworks. I would stay again and recommend to all that want a different adventure – stay home at Disney!
We spent Thanksgiving week 2015 at the villa, there were 6 adults, 2 kids and one infant. It was a great experience, Disney all day then come home to pool and game room for kids. Everyone enjoyed their own bathroom and had more than enough room for all in the kitchen and family room. We visit Orlando every two years, first time staying here. We have never been that close to everything with the comforts of home. Property managers were easy and professional to deal with… we will be back
We were at the villa for 10 days in October 2015. The villa is superb with all you need for a perfect holiday. Very close to Disney parks and a 20 mins drive to SeaWorld and Universal parks. Close to supermarkets and a range of restaurants on 192 highway which is only a few minutes drive.
The resort is very well maintained and is gated with security. Felt very safe with kids. We did not visit the communal pool or the local shop as we did not have time.
The villa had ample space for 8 of us. The open plan kitchen and living area made it so special with adults having a good time inside the house whilst all the time being able to watch the kids play in the pool at the back. The decor inside is excellent and the villa was very clean. The games room kept the kids occupied when they were out of the pool.
In the months leading up to our holiday the correspondence with the owners was easy. Kate & Barry made sure we had all the information we needed. We were glad that the check-in process was so easy ensuring we have absolutely no hassle after a long and tiring journey. During our stay we broke a couple of wine glasses which we notified at check-out and there was no problem with that at all.
All in all, we had a very good stay here at the Kamena Villa and look forward to coming back. Barry and Kate, many thanks for your hospitality.

This is a beautiful house in a fantastic location – minutes from Disney World, Universal Studios, and other theme parks. It’s also only a 1 hour drive from Cocoa Beach (one of the best beaches in North America!). The house is immaculate.

We have stayed 15 days at this Villa – 7747. Everything worked perfectly. It is very close to all the Disney Parks, 10 min to Hollywood Studios – you can listen and see part of the fireworks. I would stay again and recommend to all that want a different adventure – stay home at Disney!

We spent Thanksgiving week 2015 at the villa, there were 6 adults, 2 kids and one infant. It was a great experience, Disney all day then come home to pool and game room for kids. Everyone enjoyed their own bathroom and had more than enough room for all in the kitchen and family room. We visit Orlando every two years, first time staying here. We have never been that close to everything with the comforts of home. Property managers were easy and professional to deal with… we will be back
We were at the villa for 10 days in October 2015. The villa is superb with all you need for a perfect holiday. Very close to Disney parks and a 20 mins drive to SeaWorld and Universal parks. Close to supermarkets and a range of restaurants on 192 highway which is only a few minutes drive.
The resort is very well maintained and is gated with security. Felt very safe with kids. We did not visit the communal pool or the local shop as we did not have time.
The villa had ample space for 8 of us. The open plan kitchen and living area made it so special with adults having a good time inside the house whilst all the time being able to watch the kids play in the pool at the back. The decor inside is excellent and the villa was very clean. The games room kept the kids occupied when they were out of the pool.
In the months leading up to our holiday the correspondence with the owners was easy. Kate & Barry made sure we had all the information we needed. We were glad that the check-in process was so easy ensuring we have absolutely no hassle after a long and tiring journey. During our stay we broke a couple of wine glasses which we notified at check-out and there was no problem with that at all.
All in all, we had a very good stay here at the Kamena Villa and look forward to coming back. Barry and Kate, many thanks for your hospitality.

It is immaculate and has everything you need. The location is great and the estate is the best we have stayed at in Kissimmee.

We have just arrived home from a two week holiday at the villa. It was amazing!!! Everything was ready for our arrival, very clean and is exactly like the pictures on the website. The comments book in the villa go back a number of years and there were no negative words in there. The owners were very easy to contact and gave us lots of information. I hope to go back again soon. This is a beautiful house in a fantastic location – minutes from Disney World, Universal Studios, and other theme parks. It’s also only a 1 hour drive from Cocoa Beach (one of the best beaches in North America!). The house is immaculate.
The owners (Barry and Kate) are great – friendly, accommodating, and professional. As testament to how much we’ve enjoyed every aspect of time in the Kamena Villa, we’ve been there 4 times!
Great vacation at Windsor Hills. The villa was perfect for our extended family. The pool was used every day. The kids loved the pool and the games room/garage.
This is a wonderful vacation home. The owners were very good to work with. Check in and Check out was so easy. The property is clean and comfortable. We loved it.
I would definitely return to this property. The Grandchildren love the play area and the waterslide.
